The Law Society's Conveyancing Quality Scheme (CQS) provides a recognised quality standard for residential conveyancing practices. Membership establishes a level of credibility for firms with stakeholders such as regulators, lenders and insurers as well as residential homebuyers and sellers.
Since its inception in 2011, the CQS has created a trusted community which has helped year on year to deter fraud and continually improve standards across the residential conveyancing sector.
Following feedback from our membership and stakeholders, we are in the process of re-launching CQS to introduce improvements to better support members by driving continuous improvement in best practice, client service and practice management.
We published the new Core Practice Management Standards (CPMS) in February, which will take effect for all CQS practices on 1 May 2019.
This means all CQS organisations must ensure they are compliant with these CPMS from 1 May 2019. Any applications for initial accreditation, rather than re-accreditation, received from 1 May 2019 onwards, must also be able to meet the Standards.
We will be introducing the desk-based assessments and on-site visits at the same time the CPMS come into force (from 1 May 2019).

The CQS is designed for practices that are authorised and regulated by the Solicitors Regulation Authority (SRA) that offer residential conveyancing.
Practices applying for accreditation must demonstrate compliance with the CQS protocol and, where necessary, amend existing policies or draft new ones to meet the requirements.
You can help prospective clients make an informed choice about which legal practice to use for their residential conveyancing transaction. You're also demonstrating you follow best practice, meet the required standards of technical expertise and client service and are able to satisfy regulators, lenders and insurers.
The process of buying and selling a home is probably the largest transaction that most people undertake in their lives. By obtaining CQS accreditation you demonstrate that your practice has the skill and expertise to provide quality residential conveyancing advice, which may help to reassure clients that you are able to provide all the information they need to understand the process, options, costs and timescales from the outset.
Obtaining CQS accreditation also helps to provide access to the lender community, and demonstrates that your firm is able to provide residential conveyancing advice of the level expected by clients, lenders and the wider residential conveyancing community.

Only practices that offer residential conveyancing and are regulated by the Solicitors Regulation Authority are eligible to apply for CQS accreditation.
