We recently completed a consultation on the TA6 Property information form (5th edition) (2024). Find out more about the process so far and what’s happening next.

From August to October 2024, we engaged conveyancing professionals in England and Wales to gather views on the new edition of the TA6 form

We worked with independent research agency 2CV Ltd on the consultation. 2CV Ltd helped us gather the views and needs of our conveyancing members. They also engaged wider stakeholders including government agencies, licensees and estate agents.

The consultation closed on 31 October. We’re now analysing the evidence collected.

Continuing to use the 4th and 5th editions of the TA6 form

You can continue to use either TA6 (4th edition, second revision) (2020) or TA6 (5th edition) (2024) until we have finished analysing the findings of the consultation.

Members who use either of these forms will continue to be compliant with our Conveyancing Quality Scheme (CQS).

Consultation process so far

August 2024

We asked conveyancing professionals to sign up to take part in the consultation.

The deadline was Friday 16 August. 1,232 signed up to take part.

We asked to hear from solicitors, licensed conveyancers and other professionals working in conveyancing who are:

  • using the TA6 form (5th edition) (2024)
  • using the TA6 form (4th edition, second revision) (2020)

We want to understand users' experience and views of the TA6 form and its part in the wider conveyancing landscape, and to identify improvements to the form, said Law Society chief executive Ian Jeffery.

September 2024

2CV Ltd carried out member engagement exercises to capture views on the wider policy changes in residential conveyancing and the TA6 form.

They also spoke to participants about their experiences of using the form.

As part of this work, 2CV Ltd:

  • contacted solicitors, licensed conveyancers and other conveyancing professionals to conduct a quantitative survey. This included those who signed up to the consultation via our website
  • conducted in-depth interviews with a selection of practising conveyancers and licensees
  • held research-led group discussions with conveyancers and CQS senior responsible officers

October 2024

We delivered a series of deep dive webinars. These explored key areas of concern, including liability and digitisation.

2CV Ltd also ran online large-scale consultation workshops and external stakeholder roundtables.

Next steps

We’re now working through the feedback collected during the consultation process.

We will consider the findings thoroughly and provide a further update in 2025. 

About the research

The independent research carried out by 2CV Ltd aims to:

  • understand conveyancers' engagement and views on external opportunities and threats impacting the market
  • understand users' experiences and views of the TA6 form (4th edition and 5th edition) and its part in the wider conveyancing landscape
  • identify improvements to the TA6 form

The research consultation included:

  • engagement with stakeholder groups. These included conveyancing and legal groups, local law societies and Law Society licensees
  • an online survey. This captured views on the wider policy changes in residential conveyancing, the TA6 and the experience of using it
  • focus groups with conveyancers to understand their current experience of using both versions of the TA6 and the concerns on key areas of change
  • user experience testing of the new form
